										<content:encoded><![CDATA[<p><strong>Hotel with 100 Rooms and residence with 56 apartments</strong></p>
<p>Situated at the entrance of the historic city of Brielle, this location offers a striking landmark with distinctive architectural design. Inspired by the existing infrastructure, such as bus stops, carpool spaces, and bicycle storage, we have decided to create a green.</p>
<p>With pathways, seating areas, and water features, including an accessible terrace that is an integral part of the hotel. We have chosen to conceal the parking area behind natural elements, such as green embankments, to minimise its impact on the landscape.</p>
<p>In terms of architectural design, the elongated plot has inspired us to mimic the undulating movement in the building mass. At Hotel &amp; Residence Brielle, we aim for a seamless integration of hospitality and living, with a focus on comfort and luxurious living.</p>

										<content:encoded><![CDATA[<p><strong>30 Flats and 16 terraced houses</strong></p>
<p>Schielanders is situated on the corner of Johan Braakensiekstraat and Willem Passtoorsstraat. It&#8217;s a special location where a new residential area from 2016 meets an old residential area with apartment buildings and terraced houses from 1950. There were no urban planning guidelines at this boundary between the old and the new. The initiative was to create a sustainable design that is architecturally sound, robust, contemporary, and user-friendly.<br />
The transformation of this neighborhood was the biggest source of inspiration. The new construction has an impact on the composition of the residents and their way of life. The design did not compromise on form, architecture, and quality. As a result, a new development plan with a beautiful mix of high-rise buildings and terraced houses is now being realized.</p>
<p>In terms of materials, we ensure that the brickwork matches the stone used in the neighborhood. The abundance of glass creates a transparent character while also paying homage to the existing apartment buildings. By incorporating floor-to-ceiling windows in the terraced houses and apartments, the boundaries between indoor and outdoor spaces blur. This creates a more spacious appearance in all rooms.</p>
<p>The terraced houses are not traditional row houses, and the apartments do not have corridors. They are definitely not designed in a standard way. The terraced houses have the largest possible gardens, and the apartments have balconies and terraces large enough for lounging, dining, resting, and enjoying the outdoors.</p>

<p>Located close to the city center, the small-scale new development plan &#8220;Magnolia&#8221; is being realized in the midst of a beautiful and quiet residential area. This project is named after the well-known flowering tree: the magnolia, which is one of the oldest native blossom trees, dating back approximately 100 million years.</p>
<p>Magnolia is being built in an existing neighborhood, directly across from the monumental school building. To enhance the liveliness of the street, we have positioned the entrances of the homes on Schoolstraat. The beautiful architecture of the new homes pays homage to the surrounding monumental buildings and enhances the streetscape.<br />
A sustainable home is one that has minimal or no impact on the environment, or better yet, has a positive impact. Sustainable living begins with excellent insulation, which reduces the energy needed to heat the home and subsequently lowers the emission of harmful greenhouse gases that contribute to global warming.</p>
<p>There are two buildings: one consisting of two houses under one roof and another building consisting of three houses.<br />
The architecture of the homes respects and complements the surrounding environment. The design has a modern style with traditional references.</p>

<p>With an eye for the characteristics of the location and the environment, Actually Design has realized a design that fits well in this place. Based on a &#8216;farm ensemble&#8217;, where a main building and accompanying buildings form a whole. Den Hoven has a modern and sleek appearance created by the use of out of proportion sizes combined with simple shapes.</p>
<p>The principles of rural, comfortable, robust, and sustainable are immediately visible. The characteristic features of these five villas are large living spaces, bedrooms with separate facilities, extra space for work or creative activities, and sufficient storage space. The hallway separates the active and passive parts of the villa and connects the interior with the exterior. The choice of colors and materials is tasteful. Materials such as zinc, wood, and brick are inspired by original elements of the old farm.</p>
<p>Only in this design, they are just a bit different than before, such as the wooden siding that is wider and darker in color. Remarkably different is the amount of glass that provides plenty of natural light and brings the outside world inside. The central courtyard returns in the form of a square that is the designated place for a conversation between the residents.</p>

<p>This remarkable building dates back to 1896 and has been used as a church until now. Our plan is to convert the existing building into 5 residential units with indoor parking spaces. Four of the units will have a size of 65 m², while the attic apartment will be 93 m². In the center of the building, we have created a courtyard that offers open views, greenery, and ventilation to most of the apartments.</p>
<p>The design goal was to preserve the existing facades and minimize interventions. Therefore, we focused on the &#8220;fifth facade,&#8221; the roof, where multiple openings provide ample light to the apartments. These apartments are perfect for individuals who wish to live in the Rotterdam area, particularly for those starting out in the city. Additionally, bicycle storage and car parking facilities are also available on-site.</p>

<p class="p1">The project involved renovating an existing traditional house and extending it with a modern building. The result is a stunning combination of white and black structures. The original house retained its white stucco color, while the new black wooden facade complemented it respectfully.</p>
<p class="p1">The main building is comprised of these two structures, which are related to each other in terms of height and width. The ground floor has a height difference that separates the kitchen and dining area from the living room and office space. The first floor has three bedrooms and a master bedroom with an attached bathroom and walk-in closet.</p>
<p class="p1">The ceramic flooring extends from the inside to the outside, creating a unified atmosphere. All the building materials promote a modern style with traditional accents.</p>

<p class="p1">The design of this private villa is characterised by clean and simple lines. The 5-bedroom house with a boat garage, a car garage and a work space is located in front the water.</p>
<p class="p1">The desires of the owner together with the design skills of our team created a two-floor home with an attic. The location of the boat garage guided the design as it created two contradictory facades, one open and one closed. Therefore, the open long façade accommodates uses like open kitchen or the winter garden.</p>
<p class="p1">On the other side, the closed façade with a few openings at the first floor facilitates utilities like garage, bathrooms, etc. The wooden terrace at the side of the water gives the owners the ability to enjoy the outdoors.<span class="Apple-converted-space"> </span></p>

										<content:encoded><![CDATA[<p data-start="224" data-end="503">In transforming the Duinlaan 51 site into a residential program, we investigated housing concepts that could elevate the overall living environment. Responding to current housing demand, our proposal aims to deliver a thoughtful and complementary addition to the existing market.</p>
<p data-start="505" data-end="1016">From our earlier analysis of conventional housing models, we identified a significant challenge: the limited presence of integrated facilities, particularly private and flexible spaces within standard homes. The development of the six dwellings we envision addresses this gap by enabling a range of living arrangements, allowing residents to remain independent for longer, facilitating multi-family living under one roof, and supporting children in staying within the family environment during later life stages.</p>
<p data-start="1018" data-end="1481">Within the Blueberry project, we see the opportunity to establish a new residential typology: Extended Housing. This concept supports older children and young adults in remaining within the parental home for an extended period, offering spatial flexibility and greater autonomy. The motivation behind this approach lies in the increasingly constrained housing market for young adults, where independent living has become financially and spatially challenging.</p>

<p>A unique location right on the Braassemermeer. A residential house consisting of a downstairs and upstairs apartment. On the ground floor, there was a bedroom with shower/toilet, kitchen, and living room.</p>
<p>The living unit in the attic was equipped with a bedroom with bath/shower, living room/kitchen. The preservation of the typology of the building and the characteristic architecture of the surroundings formed the basis for the design of the building.</p>
<p>The input of the residents, a driven couple with a modernist and industrial style provided with maintenance-free comforts, formed the basis for the inspiration of the design. The result is a spacious house with a minimalist style, understated luxury and comfort, user-friendly and easy to maintain, with a tough and inviting appearance.</p>

<p>The building was  build as a Monastery en was used  until early 1970 as a Monastary.<br />
From beginning of 1975 till 2008 has been used by different  foundation for accommodation of various population with difficulties , either  young people with social en financials situation, or detainees whom has to get back to the society, hier they will help them to learn  how to find a job ,how to take care of them selves enzovoort.</p>
<p>Reurbanizers bought the building which was several years  empty and was planning to renovate the building to several studios and apartments.</p>
<p>Actually design had the architecte roles to design the plan for this renovation.</p>
<p>There were created 17 units, out of them two are studios of 29.8m2 and the rest are apartments from 40.2m2-87.4m2.</p>
<p>When Actually Design got involved with the project the goal was to create studios and apartments for the Gemeente Den Haag. There were created 17 units, out of them two are studios of 29.8m2 and the rest are apartments from 40.2m2-87.4m2. There is a garden at the location which can be used by all the tenants.</p>
<p>The apartments have been provided with two to four bedrooms and storage units. The innovative design idea was to include the central corridor at m2 of the apartments and use the existing two staircases to facilitate all the units. The central patio is still the protagonist of the floor plans where all the apartments have view.</p>
